Booking Terms and Conditions

Minimum Age

The minimum age to make a booking at Artemis Cynthia Complex is 18. Bookings cannot be accepted if you are under the age of 18. By making a reservation you are confirming that you are over the age of 18 and assume responsibility for your group booking.

What is included in the price

The accommodation price includes: electricity, hot and cold water, bed linen, towels, tea towels, dishcloth/scourers and a small supply of toilet rolls. Please note that should the apartment be left in an unacceptable condition, then an additional cleaning charge will be required. A refundable €100.00 security deposit will be required prior to arrival. This will be refunded if the property is left in an acceptable condition.

Non-Availability of Accommodation

We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would, however make every effort to offer alternative accommodation also on the Artemis Cynthia Complex. If this was not possible, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this point.

Children

We welcome children of all ages and Artemis Cynthia Complex is a great place for a family holiday. We do insist however that children are supervised at all times. Artemis Cynthia Complex is not responsible for any injury sustained if children are unsupervised and/or written advice/signs are ignored and unnecessary risk has been demonstrated.

Children under 16 years of age are not permitted into the gymnasium at any time, and under of 18 must be accompanied from an adult, over 18 years of age.

MAXIMUM children per apartment: 2 (as we want to maintain peace and quiet in our complex we will not accept reservations from families with more than 2 children) Childrens are considered, any people under 18 years of age.

Children must always be accompanied by a responsible adult.

Children are not allowed to use the swimming pools of the complex without the presence of an adult from the same group and/or reservation.

Artemis Cynthia Complex maintains the right to cancel or not provide with accomodation to families of more than 2 children.

Damages and Breakages

You are responsible for any breakages and/or damages which you cause to the accommodation, its contents or the communal areas. We request that any breakages and/or damages be reported immediately to your representative, following which you will be advised if any replacement/repair costs will be required from you.

Main Electricity Supply

Each apartment operates on a key fob for the main electricity supply. If the card is removed from the key, your deposit is at risk. This measure is to control over consumption of electricity during your absence from the property and to avoid appliances being left switched on when the property is empty.



No guest is allowed to leave any cooking/heating device on, on their absence of the property.

Noise/Disturbance

The Artemis Cynthia Complex is home to many permanent residents, and we ask that consideration is shown to them and all other residents at all times. If you cause disturbance and/or any inconvenience to other residents, we reserve the right to ask you to vacate the complex. In this event you will forfeit any entitlement to a refund of any monies paid.



The Noise Control Bylaw of Cyprus regulates or prohibits the making of objectionable noise that may disturb the quiet or enjoyment of other individuals. Objectionable noises include playing radios and stereos at high volume, or keeping animals or birds which by their noise unduly disturbs the surrounding neighborhood and is highly tolerated. Silence hours are between 1200 non and 1530 afternoon, and from 2200 in the evening until 0900 in the morning.

Pool Regulations

The Artemis Cynthia Complex has four swimming pools, pools are open from 0900 in the morning until 1900 in the evening. Before you use the pools please be familiar with the regulations of the complex about using the pools. Just to remind, jumping, diving, drinking alcoholic beverages and eating around the pool areas is prohibited for the safety of the users. Noise must be at the minimum possible to avoid the disturbance of the rest of the guests.

Smoking Policy

For the comfort of all guests and to comply with legislation, we ask all guests to refrain from smoking inside the property (including the communal areas, such as staircases and lifts). Smoking is permitted on the balcony; however you must ensure that all smoking materials are extinguished safely in the sand bucket provided on the balcony.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.

Owners access to the property

We reserve the right to access any apartment during your stay at any reasonable time with prior notification. Unless in an emergency situation where immediate access will be required.

Privacy Policy

Any data collected during the course of this booking will be stored on our computers and filing system. With your permission we may from time to time contact you about promotions, offers and updates. We will not share your details with any third party.

Warranties: a. You warrant that every instruction and all information given by you to Artemis Cynthia Complex is accurate, true and correct. b. Artemis Cynthia Complex makes no warranties, representations, statements or guarantees (whether express, implied in law or residual) regarding the website, any services provided via this website or the suitability of any of the services for a particular purpose. As Artemis Cynthia Complex provides certain services to you via the Internet, Artemis Cynthia Complex makes no representations, nor gives any warranties or guarantees of any nature as to the availability of any communications network or systems of any third party on whom you or Artemis Cynthia Complex rely to provide any of the services.

Right of Refusal: The hotel reserves the right to refuse a guest entry and accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed or is behaving in a threatening, abusive or otherwise unacceptable manner.

Disturbance: The hotel reserves the right to require a guest to leave if he/she is causing a disturbance, annoying other guests or hotel staff or is behaving in an unacceptable manner.

Hotel Rules: Guests shall comply with all reasonable rules and procedures in effect at the hotel, including but not limited to health and safety and security procedures and statutory requirements as to registration. Guests shall not bring their own food or drink into the hotel for consumption at the hotel.

Losses and Liabilities: Guests must report any loss of or damage to their property, immediately upon discovery to the hotel’s reception staff or other appropriate staff members, and shall make themselves available to assist with any reports made by the hotel to the police.

Guests shall not enter areas of the hotel which are indicated as being closed to the public. The hotel shall not be responsible for death, personal injury or loss or damage to property suffered by a guest in such areas.

 

The hotel shall not be liable to a guest for any loss or damage to property caused by the misconduct or negligence of a guest or an Act of God, or where the guest remains in exclusive charge of the property concerned.

 

The hotel shall not be liable for any failure or delay in performing any of its obligations under these Terms and Conditions if the failure or delay was due to any cause beyond its reasonable control, including ( without limitation ) war or threat of war, civil or political action or disturbance, riot, natural disaster, fire, epidemic, bad weather, terrorist activity ( threatened or actual ), military activity, governmental or regulatory action, industrial dispute, act of God, failure of power or machinery, failure of or interruption in externally provided services and utilities, and all similar events outside the hotel’s control.

 

Whilst all reasonable efforts have been taken by the hotel to ensure that reservations made under these Terms and Conditions are able to proceed, the hotel reserves the right to relocate any reservation to another hotel of similar size and standard in the locality. The client acknowledges that the hotel accepts no liability for any loss or damage suffered by or caused to the client in consequence of the relocation of the client.

 

The hotel is not liable for any loss or damage caused to a guest’s vehicle, unless caused by the hotel’s willful misconduct.

 

Guests will be liable for any loss, damage or personal injury they may cause at the Hotel.

Use of Personal Information

The person purchasing and/or booking services from this website agree that these Terms and Conditions are reasonable and understands that immediately enters an agreement between Artemis Cynthia Complex and all relevant parties and himself. The user consents to the use of his personal information by our data controller (Top Properties Group & Artemis Cynthia Complex & CTCT Constructions LTD and/or the owner of this website and/or its third party suppliers) for the purpose of providing the services contracted. These information include guests full name, home address, contact telephone number, email address, credit card details and maybe more information that might be needed during the time of the reservation and are manually processed from a member of Artemis Cynthia Complex to confirm any reservation or purchase.
